Carvel on Beach 116th St. is moving on up and only getting sweeter. A new Carvel, Cinnabon and Auntie Anne’s combination store is coming to One Sixteen, Marcal Group’s mixed-use development at 133 Beach 116th St. in Rockaway Park, following a 10-year retail lease arranged by Lee & Associates NYC.
Paul Guarneri, a local franchisee since 2014, is relocating his current Carvel location at 189 Beach 116th St. and expanding in a big way, bringing in even more sweet treats and goodies. Expected to open in early 2027, the new location will bring the three iconic brands of Carvel, Cinnabon, and Autie Anne’s together under one roof.
According to a press release, Jeffrey Lopez of Lee & Associates NYC represented the landlord, Marcal Group, in the direct lease transaction, and worked directly with Guarneri throughout the lease negotiations. There was no outside tenant broker. The asking rent was $50 per square foot.
“The retail at ‘One Sixteen’ was designed to bring best-in-class operators and everyday conveniences to the Rockaway community, and this lease is another important step toward realizing that vision,” Lopez said. ”Paul is a proven local operator, and bringing three iconic brands together under one roof creates a destination that will benefit both residents and the thousands of visitors who come to Rockaway each year.”
One Sixteen is an approximately 130,000-square-foot mixed-use development featuring residential condominiums above ground-floor retail space along Beach 116th Street, the neighborhood’s primary commercial corridor.
The lease continues Lee & Associates NYC’s successful retail leasing efforts at the development. Lopez previously arranged Orangetheory Fitness’ lease at One Sixteen. It is also home to Baya Bar, Dermatology Specialists and approximately 5,000 square feet of ground-floor retail space remains available.
Guarneri, a longtime Rockaway-area operator and resident, said the relocation will allow him to better serve the community while expanding the customer experience.
“We’re excited to bring Carvel, Cinnabon and Auntie Anne’s together in one modern location,” Guarneri said. “This has been my home market for many years, and we’re looking forward to welcoming both longtime customers and new visitors to One Sixteen.”
