Sooner or later, most Rockaway homes need a new roof. In the old days (about 20 years ago), a new roof was expected to last 15-20 years approximately. Today, a new roof is expected to last 30-40 years or even longer. Long term warranties are available depending on your choice of materials. It is possible (depending on circumstances), not to lose the use of living space while construction takes place. The attic can provide protection against outside exposure.
A roof job should take a crew of six men about one week to complete. This includes removal of the old roof – even a roof with 3 layers. In years gone by, before the recent bout of inflation and before Hurricane Sandy, a new roof for a typical Rockaway house would have cost anywhere between $10k and $30k, depending on the house size and the cost of a dumpster for debris. Due to recent geopolitcal and economic events, I suspect that costs have increased.
By the way, it is possible to lay a second new roof without removing the old roof. If the rafters can handle the stress, it is even possible to lay a third roof on top on the first two, but your roofer should be careful to adhere to the building code. Call me. Love, Robin.
